Langham Place Mall becomes the first property in Hong Kong to achieve the EDGE Green building certification, leading the way for developments in the region to improve the resource efficiencies of built infrastructure.

Langham Place Mall (“the Mall”), owned by Champion Real Estate Investment Trust (“the Trust”), is a 15-storey fashion landmark in the Kowloon district, surpassing 600,000 square feet of retail space. As a retail trendsetter, the Mall is sensitive to the latest pop culture trends and curates differentiated retail experiences for customers. Being one of the busiest malls in town, the Mall boasts a vast array of shop options ranging from lifestyle retailers, health and beauty outlets to sportswear and accessory retailers.
Langham Place Mall was built in 2004 and obtained certification in December 2021. Although the Mall was built almost two decades ago, the Trust has been ramping up its efforts to enhance its efficiency performance through continuous amenities upgrades and deployment of innovative technology. Prior to obtaining the EDGE certification, ongoing retro-commissioning and optimisation work had been carried out to drive the green initiatives.
As the first in the property sector to have received this certification, the Mall achieved 22% of energy savings, 27% of water savings and 95% less embodied energy used in materials, compared to local baseline values. Amongst all these measures, the washbasins in the Mall’s lavatories were equipped with infra-red sensor low-flow faucets to reduce water usage. Meanwhile, applying reflective paints and tiles, insulating the external walls and supplementing energy-efficient lighting and glass contributed to a significant drop in energy intensity consumption.
As this was the Trust’s first attempt undergoing EDGE certification, BeeXergy Consulting Limited (“BeeXergy”) acted as their sustainability consultant. Founded by a group of research professionals and sustainability experts who aspire to bridge the gap between research and real application, BeeXergy worked closely with the team to ensure a smooth certification process.
It took less than 4 months to complete the certification process , illustrating how streamlined the EDGE certification process can be. This building is the first property in Hong Kong to get EDGE-certified, and it is also amongst one of the first projects to use version 3.0 of EDGE, which highlights the property’s strict adherence to the most up-to-date building codes and baselines.
As a pioneering organisation to have attained the EDGE certification in Hong Kong, Champion REIT strives to integrate sustainability into every facet of its operation through long-term strategies. To assess the sustainability performance in a systematic and measurable way, it established 14 long-term ESG Targets under the 2030 blueprint in 2019, in alignment with the nine of the United Nations’ Sustainable Development Goals. In view of the changing landscape, including new government policies attaching much emphasis on existing buildings such as the newly established Hong Kong’s 2030 green building targets in its Climate Action Plan 2030+, the Trust would closely monitor the latest situations and review the effectiveness of current policies, as well as to explore possibilities in advancement of practices, in compliance and alignment with the regulations and targets respectively.
Prior to applying the EDGE certification, Langham Place Mall attained the Final Platinum certification – the highest rating under the BEAM Plus Existing Building V2.0 Comprehensive Scheme, asserting the Trust’s consistent efforts to optimise the building performance. As a widely recognised scheme across the region, obtaining EDGE certification provides a clear and transparent approach to quantifying its sustainability achievements.
This project is just the beginning. The EDGE recognition not only validates Champion REIT’s sustainability credentials, but also strengthens its commitment towards resource efficiency. Champion REIT will continue adopting best practices in adherence to the requirements of this certification and leveraging its resources to instil smart elements in its properties for a greener impact.
