Phoenix Citadel, Indore becomes the first retail destination in India to achieve the EDGE Advanced Certificate under EDGE Green Building certification, leading the way for developments in the region to improve the resource efficiencies of built infrastructure.

Phoenix Citadel, Indore was developed by Insight Mall Developers Private Limited (a subsidiary of The Phoenix Mills Limited). This project is the largest retail destination in Indore, spread across 19 acres. Phoenix Citadel, with a gross leasable area of over 1 million sq. ft., brings a luxury experience to its customers, with over 300 national and international brands represented within this shopping centre (of which over 100 brands are coming to Indore for the first time). In addition to this, it has a vast array of entertainment and culinary options, to provide visitors a complete experience that goes beyond shopping. This mall is also set to be one of the largest employment generators in the region, estimated to employ up to 5,000 people (directly and indirectly), becoming an asset to the local community.
Phoenix Citadel was acquired as a brownfield asset and obtained EDGE certification in March 2023. Sustainability was always at the core of the retrofit approach. The mall had already achieved USGBC LEED Silver Preliminary Certificate prior to achieving the EDGE Advanced certificate. The EDGE certification was used primarily to validate the existing sustainable design principles.
This is the first shopping mall to have received the EDGE Advanced certification in India, achieving 44% energy savings, 61% water savings and 52% less embodied energy in materials compared to baseline values. To improve the energy savings of the building, the developer focused on energy efficient design principles such as reducing the window to wall ratio, high reflective roof, efficient lighting, efficient HVAC system, skylights, smart meters and then providing onsite renewables to make the energy use as green as possible. The project will save a commendable 5,860 tons of CO2 yearly through these improvements. To reduce the water consumption, the developer installed a range of water efficient faucets and closets within bathrooms and kitchens, as well as a wastewater treatment and rainwater harvesting system.
The entire EDGE certification process took only 4 months to complete, illustrating how streamlined and efficient achieving a green building certification can be. It is also amongst one of the first projects in the region to use version 3.0 of EDGE, which highlights the property’s strict adherence to the most up-to-date building codes and baselines.
Essential India was chosen as the local audit partner for the project. Located in Mumbai and founded in 2019, Essential India provides a wide range of services with expertise in building simulation, EDGE auditing and consulting, carbon footprint analysis, environment clearance (sustainability) as well as other green building certifications (LEED, IGBC and WELL).
Why EDGE?
Sustainability is an important part of the business strategy of The Phoenix Mills Limited including its subsidiaries and group companies (“PML Group”). While the PML Group continues to build extraordinary experiences for its consumers, it remains cognizant of its responsibility towards creating a more sustainable world. Therefore, it has embarked on a journey to reduce its impact on the environment by engaging in various initiatives towards reduction in consumption of energy, increase in use of renewable energy, water conservation and waste management.
As a widely recognised scheme across the region, obtaining EDGE certification provides a clear and transparent approach to quantifying PML group’s sustainability achievements. As a World Bank Brand, EDGE is an internationally recognised green building standard, which allowed the PML Group to understand the baseline performance of this project in Indore and evaluate various carbon and financial benefits of the same. It is a prestigious and reputed certification and for the PML Group encapsulates the globalised experience that their properties wish to emulate.
The PML Group is also in the process of setting annual ESG targets and forming an ESG policy. As EDGE is an entirely quantifiable standard, the data provided in the EDGE App will be useful for Phoenix Citadel to quantify and report their impact and understand where they can go in the future.
What’s Next?
The EDGE recognition not only validates the PML Group’s sustainability credentials, but also strengthens its commitment towards resource efficiency. For the PML Group, this project is just the beginning and marks the first step towards greening all the group’s infrastructure. It is keen on continuing this path and is in the process of streamlining ESG efforts across the organization and remains committed to a strategy of creating the best, sustainable, unique, and extraordinary retail led mixed used destinations for its consumers. It will also continue adopting best practices in adherence to the requirements of this certification and leveraging its resources to instil smart elements in its properties for a greener impact.
